48 modules across 8 nav groups. The July 6 decisions landed, and a surprising amount of the old "v1.1 roadmap" is already in.

Grounded in the live walk — and several are flagged by the CRM's own Intelligence page, which is a great place to work the cleanup.
| Issue | Detail |
|---|---|
| 🔴 Lease-abstract expirations still blank | All 161 abstracts still show "no end date." The Renewal Radar / expiration database still can't work — same as July 2. The one launched-but-not-working feature. |
| 🔴 139 overdue tasks | Intelligence: 75% are the same "LinkedIn // Add to Mailchimp" listing task, up to 114 days overdue — a broken/unowned action plan firing on every listing. Archive en-masse, then fix or kill the plan. |
| 🟡 64 orphan properties · 31 orphan contacts | Unlinked records (Intelligence-flagged) — the property↔people↔deal connections aren't fully wired. Data-hygiene + the relationship model. |
| 🟡 Template text leaks on the deal card | Conditionals render as visible text — "if !is_lease / else" and "if !is_sale / else" appear between sections. Cosmetic but very visible. |
| 🟡 Lease comps $/SF broken | Comps median lease rate reads $0.02/SF (and several $0.00/SF recent closes) — lease pricing isn't being captured/normalized. |
| 🟡 Commissions are estimates | The ledger notes "many commissions on file are estimates — set actuals on each deal to firm this up." Real payouts need actuals entered. |
Six themes. Because v1.0 is so broad, the biggest wins are depth & trust, not new modules.
Work the Intelligence list to zero: archive the 139 overdue LinkedIn/Mailchimp tasks and fix/kill that action plan; link the 64 orphan properties + 31 orphan contacts; fix the deal-card template-text leaks; fix lease-comp $/SF. Cheap, fast, and it makes every number and the Intelligence page trustworthy.
The one feature that launched but doesn't work: 161 abstracts, zero expiration dates. Make a fresh upload populate expiration → Renewal Radar, then add the fields Troy asked for — option count, notice-deadline as an alertable date, rent-escalation schedule, expense treatment — with a source-page citation + "verified" toggle. Detail on the Lease Abstraction spec →
"Group by building" shipped — build on it: the stacking plan (green = vacant, color by expiration year) and floor-plan hotspots from the space records, and finish the break-out / connect-to-parent flows (2228 Queen St, Salish Village). This is the CRE-specific capability incumbents charge for. Detail on the Space Model spec →
The ledger + deal-card billing are a strong start. v1.1 = the rest of CommissionTrac parity: per-agent split payouts, draws + draw recovery, referral fees, phased lease commissions, 1099s, branded invoicing. And a way to flip estimates → actuals at scale so the ledger firms up.
Email Intake, Meeting Intake, Intelligence, the Grok assistant, and Dropbox auto-populate are the "kill data entry" plays — the highest-value thing a CRM can do. v1.1 job: confirm they actually work accurately (spot-check intake capture + assistant answers against known data) and turn on the ones that earn trust. This is where the real productivity lives.
Route all team feedback through the built-in Ideas / Tickets loop (finally a shared bug log — stop funneling everything through Troy). Verify every login + mobile. And the governance basics for a system of record: own the repo, guaranteed data export, real auth, backups.
| # | Priority | Why first |
|---|---|---|
| 1 | Trust the data (Theme A) | Cheap, fast, and it makes the whole system — and the Intelligence page — believable. Do this week one. |
| 2 | Fix lease-abstract expirations (Theme B) | The only launched feature that's broken; high daily value (renewals). |
| 3 | Verify the AI intake/assistant (Theme E) | If it works, it's the biggest productivity unlock — and it's already built. |
| 4 | Stacking plans + floor plans (Theme C) | The CRE differentiator; builds on "Group by building." |
| 5 | Commission accounting depth (Theme D) | Turn strong reporting into full back-office accounting. |
| 6 | Adoption & governance (Theme F) | Ongoing; the Ideas/Tickets loop makes v1.1 itself run smoother. |
This is a remarkably complete v1.0 — broader than most paid CRE CRMs, with a deal card and commission ledger that are genuinely excellent, plus AI triage and EOS that nobody else ships. Robert and Parth over-delivered on the MVP.
The gap now isn't features — it's trust and finish. Two weeks of data cleanup (much of it flagged by the CRM's own Intelligence page) plus fixing the lease-abstract pipeline would take v1.0 from "impressive demo you're living in" to "the trusted system of record." That — not new modules — is the heart of v1.1.
